Steps for Applying Through MySpace NYC

At times the application process might seem stressful or rushed, but this is only to ensure that you are approved as quickly as possible! At MySpace NYC, we see you as an individual, and will work with you to make you the perfect candidate for your future landlord. All doc­uments can be emailed or faxed to the number and email address provided to you by your agent/broker.

Our hours of operation are Monday-Friday, 9:30am-6:00pm, so please feel free to contact our office during those hours with any ques­tions or concerns you may have. We process a large number of applications on a daily basis, so if you don’t reach our office immediately, please leave a message or email your Closing Manager, and a member of our MySpace NYC family will get back to you as soon as possi­ble. Let us know the best way to contact you and we will do our best to execute the application process in the easiest and most efficient manner. We appreciate your help in working with us.

Below you will find the required information to help make you the most qualified applicant and to expedite the approval process for your apartment (if you have already submitted some of the documents below you do not need to send them again).

Applicants: Please send the following as soon as possible (Note all documents must be scanned to your Closing Manager referencing the Rental Address, and NO original documents will be accepted):

  1. Completed and signed Rental Application (please find in attachment).
  2. Clear copy of photo ID.
  3. Two most recent pay stubs showing YTD; an official letter of employment will be accepted in situations where pay stubs are not available or do not reflect applicant’s total income (letter should state estimated salary, term with company and contain a signature with contact information of supervisor).
  4. Two most recent bank statements (checking and savings if applicable) that display your beginning and ending balance, deposits and withdrawals. Any additional assets you show will strengthen your application (i.e. investment accounts, rental income, etc.). (APPLICANT CAN WHITEOUT ACCOUNT NUMBER)
  5. Tax return (first five pages) or W-2 from the previous year
  6. Three most recent consecutive canceled rent checks or a current landlord reference letter (if applicable).

Students: Please send the following as soon as possible (Note all documents have to be emailed/faxed to your Closing Manager ref­erencing the Rental Address, and NO original documents will be accepted):

  1. Completed and signed Rental Application (please find in attachment).
  2. Clear copy of photo ID.
  3. Current enrollment documents and financial aid/scholarship awards (if applicable).
  4. Two most recent bank statements (checking and savings if applicable) that display your beginning and ending balance, deposits and withdrawals. Any additional assets you show will strengthen your application (i.e. investment accounts, rental income, etc.). (APPLICANT CAN WHITEOUT ACCOUNT NUMBER)
  5. Three most recent consecutive canceled rent checks or a current landlord reference letter (if applicable).

Guarantors (Co-signers): Please send the following as soon as possible (Note all documents have to be emailed/faxed to your Clos­ing Manager referencing the Rental Address, and NO original documents will be accepted):

  1. Completed and signed Guarantor Application and Guarantor Agreement* (please find in attachment). We must have the Guarantor’s SSN in order to run a background/credit check. Under no circumstances will we be able to use an outside credit report.
    *The Guarantor Agreement is a document that the guarantor must sign, notarize and email to our office. After it has been sent electronically, the original, notarized hard copy must be mailed OVERNIGHT to your Closing Manager before the time of lease signing.
  2. Clear copy of photo ID.
  3. Two most recent pay stubs showing YTD; an official letter of employment will be accepted in situations where pay stubs are not available or do not reflect guarantor’s total income (letter should state estimated salary, term with company and contain a signature with contact information of supervisor).
  4. Two most recent bank statements (checking and savings if applicable) that display beginning and ending balances, de­posits and withdrawals. Any additional assets you can show will strengthen your application (i.e.: investments accounts, rental income, etc.). (GUARANTOR CAN WHITE OUT ACCOUNT NUMBER)
  5. Tax return (first five pages) or W-2 from the previous year

All documents can be scanned or faxed to your Closing Manager (please reference the rental address at all times). Each applicant and guarantor is required to send ONE email containing all of their own application documents.

Balance Due: Please contact your agent directly to schedule a time to pay your balance. Only certified checks, money orders and cash are acceptable forms of payment. Personal checks will not be accepted. Certified checks and money orders for the balance of the Option Payment should be made payable to MySpace NYC. Upon approval, this payment will become your First Month’s Rent. Your Closing Manager will give you the entity to which your Security Deposit and any additional payments will be made payable.

Note: The balance of the Option Payment and application fee(s) is due within 48 hours from the time the initial payment is made. All documents are also due within 48 hours of making the initial payment. As a reminder, failure to submit the balance of the Option Payment, application fees and the remaining documents within 48 hours will constitute a waiver of the entire Option Payment.

Once all documents are received:
Your Closing Manager will send you a confirmation email keeping you updated. The review process usually takes 2-3 business days.

If you are approved:
A congratulations letter will be emailed to all applicants, at which point they can schedule their lease signing with their Closing Manger. *All applicants must be present at the same time for all Lease Signings.*

Grand Finale- LEASE SIGNING!

  1. All lease signings are held at our main office located at 96 Bogart Street! Lease Signings are by appointment ONLY!
    We are right off the Morgan Avenue L train stop (Bogart Street entrance)
  2. Lease Signings are held Monday- Thursday between the hours of 10:00 AM-5:00 PM ONLY!
  3. Side Notes:
    • Most lease signings take place at our office at 96 Bogart Street, Brooklyn, NY 11206, and Landlords are rarely present. You will be notified by your Closing Manager if your lease signing takes place elsewhere.
    • Walk through if needed: Applicants must contact their agent to schedule a walk-through of the apartment prior to the lease signing. This can happen at any time up until the day before the lease signing is scheduled to take place.
    • Keys: At Lease Signing, you will either be given the contact information to get your keys or they will be provided by your Agent/Broker.
