Applying for an apartment with MySpace NYC?
Here are the steps to applying for your new home!

At times the application process might seem stressful or rushed, but this is only to ensure that you are approved as quickly as possible! At MySpace NYC, we see you as an individual, and will work with you to make you the perfect candidate for your future landlord. All documents can be emailed to your agent/broker but we prefer you do everything within our online system. It’s quicker and easier for everyone.

Step One:
Complete the Rental Option Agreement and Submit Payment

This first step shows you are serious about this rental application. This is where we ask the clients to agree to a “good faith” payment of no less that $1000 plus non-refundable application fees. The “good faith” payment will be applied to your first months rent and, if your application is denied by the landlord or their managing company, will be refunded to you in full. The application fees will go towards covering the processing fees and are therefore non-refundable.

The Rental Option Agreement applies to all applicants so only one person needs to complete the form and the associated payment is a joint payment from all applicants. If paying within the online system, a $25 charge is applied for any credit/debit card or Zelle payment. Applicants can also pay their agent in person with a money order, cash, or a certified check. Please let your agent know how you choose to pay so that they can enter everything correctly into the system.

 
Step Two:
Each Applicant completes a Rental Application

With the Rental Option Agreement complete, we will need to verify each applicants individual standing on behalf of the landlord or managing company. That includes credit reports and employment/student status verification for each applicant. When completing the Rental Application please be prepared to provide federal issued photo identification and to let us know if you will be using a guarantor. Your agent should have discussed this with you by this point. If you choose to use a guarantor, you must be able to provide their full name, email, and a phone number.

Step Three:
Provide Your Supporting Documents

Below you will find the required information for applicants to help make you the most qualified applicant and to expedite the approval process for your apartment. These files must be provided as soon as possible; within 48 hours. Once all documents are submitted, your Closing Manager will reach out to you with a follow up email along with instructions on how to proceed if anything more is needed.

If you are EMPLOYED:

  1. Last Two Pay-Stubs.
  2. Employment and/or Offer Letter Verifying Income.
  3. First five pages of recent Tax Returns and/or W-2’s.
  4. Last two bank statement showing Name and Address (Savings/Investments/Assets is accepted).
  5. Last three proof of rent payment (Accepted; Venmo, Zelle, Paypal, Payment/Cash Receipt, and/or Landlord Reference Letter).

If you are SELF EMPLOYED:

  1. Last two recent Tax Returns and/or W-2’s.
  2. Last two bank statement showing Name and Address (Savings/Investments/Assets is accepted).
  3. Last three proof of rent payment (Accepted; Venmo, Zelle, Paypal, Payment/Cash Receipt, and/or Landlord Reference Letter).

If you are a STUDENTS/INTERNATIONAL STUDENTS/GRADUATES:

  1. Proof of Enrollment (Students)
  2. First five pages of recent Tax Returns and/or W-2’s (if any).
  3. F-1 Visa (International Students)
  4. Last two bank statement showing Name and Address (Savings/Investments/Assets is accepted).
  5. Last three proof of rent payment (Accepted; Venmo, Zelle, Paypal, Payment/Cash Receipt, and/or Landlord Reference Letter).

Step Three and a Half:
Are you using a guarantor?

Guarantor Application and Agreement
Guarantors must also be verified by our team. For that they must also provide a federal issued form of photo id and complete both the Application and Agreement which is sent to them directly via two separate emails by your Closing Manager. The Gurantor Agreement must be signed and notarized, emailed or uploaded to your Closing Manager, and then the original copy must be mailed to our main office via Priority Mail w/ a tracking number.

Guarantor Supporting Documents

Guarantors are required to provide:

  1. Last two Pay-Stubs and/or W-2’s (If Employed).
  2. First five pages of recent Tax Returns (1040’s and/or Schedule K-1 Accepted).
  3. Last two bank statement showing Name and Address (Savings/Investments/Assets is accepted).

Once all documents are received by all applicants and their guarantors:
Your Closing Manager will send you a confirmation email keeping you updated. The review process usually takes 2-3 business days.

If you are approved:
A congratulations letter will be emailed to all applicants, at which point they can schedule their lease signing with their Closing Manger. *All applicants must be present at the same time for all Lease Signings.*

 
Step Three and a Half:
Grand Finale- LEASE SIGNING!

  1. All lease signings are held at our main office located at 96 Bogart Street. Lease Signings are by appointment ONLY! We are right off the Morgan Avenue L train stop (Bogart Street entrance)
  2. Lease Signings are held Monday- Thursday between the hours of 10:00 AM-5:00 PM.
  3. Walk through if needed: Applicants must contact their agent to schedule a walk-through of the apartment prior to the lease signing. This can happen at any time up until the day before the lease signing is scheduled to take place.
  4. Keys: At Lease Signing, you will either be given the contact information to get your keys or they will be provided by your Agent/Broker.

Our hours of operation are Monday-Friday, 9:30am-6:00pm, so please feel free to contact our office during those hours with any questions or concerns you may have. We process a large number of applications on a daily basis, so if you don’t reach our office immediately, please leave a message or email your Closing Manager or agent, and a member of our MySpace NYC family will get back to you as soon as possible.
